The NC Retail Merchants Association project in downtown Raleigh, NC is coming down the homestretch.

Crews are working furiously to obtain above ceiling inspections this week and Monday so we can button up the ceilings on the 2nd floor.  1st floor is due to be signed off later next week.

After some material shortages and a slow start, wood trim work (including base, door and window frames) has picked up steam and is proceeding at a pretty good pace.  This work should be complete early next week.  That will allow final painting and floor finishes to commence later next week.

Light fixtures are also being installed.  The permanent lighting is beginning to help show off the new space!

Construction is slated to be complete by June 30th.  Because of the accelerated schedule, the design-build process made the most sense to NCRMA.  Gontram Architecture and Ten Penny Construction have once again teamed up for this unique Design-Build opportunity.  As a single-source delivery method, we control budget and schedule, taking a lot of the usual Owner-associated worry out of the project.

The NC Retail Merchants Association project in downtown Raleigh, NC is within 5 weeks of completion.  That’s precious little time to complete a fairly complicated interior renovation within a 90-year old building that seems to spit out a surprise every other day.  But, that’s renovation work for you.

Repair work on a recently discovered and exposed brick wall (16″ thick) has completed.  It looks fantastic, and should be a real focal point for the main business floor of the NC Retail Merchants Association.  It hurt the schedule a bit, but was well worth it.

We sent a barascope into the walls to try to track down a few pesky rainwater leaks.  Found some interesting things, and some evidence of a vegetation penetration from years past, but will do some water testing next week to see if we can narrow it down.

Wood trim arrived this week and was installed quicker than stock could be delivered.  Hopefully, that work will catch up next week.

Painting, ceiling grid, and carpet work has begun in various areas of the NC Retail Merchants Association project in downtown Raleigh, NC.  With a month and a half to go before turning over the building to its new owners, a few interesting obstacles have popped up.

Repair work on an existing brick wall (16″ thick) that was recently discovered and exposed begins tomorrow.  This pleasant surprise will add some architectural “pop” to the 2nd floor, but is pushing the schedule a bit.

Also, a few pesky rainwater leaks had gone away, but have now returned with today’s torrential rain storm.  We are going to have to do some investigation as their origin is not obvious.  In downtown Raleigh, these buildings are slammed against one another, so the exterior walls are not readily accessible at the point of entry.  Water that enters the building may have traveled a long way before entering the building.

Gypsum wall board installation is nearing completion for the interior renovation project for the NC Retail Merchants Association in downtown Raleigh, NC.  Painting and ceiling grid work begins early next week as the final push begins for interior finishes and project completion.

The existing brick wall (16″ thick) has been exposed and needs a little work.  In the end, we anticipate that it will the THE feature in the building, tying it back to the history of Downtown Raleigh, NC.  That brick wall coupled with the newly obtained square footage on the 2nd floor will create a spectacular work space for lucky individuals, or corporate gathering attendees.

Carpet was installed in the Basement this week.  Painting and miscellaneous repairs will take place next week.  We hope to complete the Basement work within the next 2 weeks and seal it off while the rest of the project is completed.

Interior wall and floor framing is complete for the interior renovation project for the NC Retail Merchants Association in downtown Raleigh, NC.  Sheetrock is underway with wall rough-in and framing inspections completed.

One surprise that surfaced recently is that some existing interior walls are constructed of brick (16″ thick).  We are currently exposing some of the brick that had been covered up with gypsum board during past renovation projects.  We will be exposing the brick permanently to illustrate some of the building’s history and create a unique interior feature for the occupants to experience on a daily basis..

Sheetrock installation is scheduled to be complete next week, giving visitors a true sense of space.  Ceiling grid work will also begin next week.

Interior wall and floor framing continues for the interior renovation project for the NC Retail Merchants Association in downtown Raleigh, NC.

Interior walls on the 1st and 2nd floor have been framed.  Floor framing of the 2nd floor infill area is almost complete.  Electrical wall rough-in has begun.  HVAC ductwork has been installed and plumbing work has begun.

Interior wall and floor framing for the interior renovation project for the NC Retail Merchants Association is now underway.  This substantial project in downtown Raleigh, NC is beginning to take shape.

The steel beams for the 1600 sq. ft. infill area of the 2nd floor are in place.  Floor framing will be complete by Monday evening.
